Thorne “Greg” Ranieri
Founder
Greg Ranieri’s deep-rooted passion for architecture and design traces back to his grandfather, James Lee Thorne, a prominent figure in the field. A native of Philadelphia, Greg’s love for architecture began in his childhood and led him to pursue studies at The School of Architecture and Landscape Architecture at Temple University. After graduating, Greg worked alongside architect Fred R. Zeitter, who was mentored by his grandfather, furthering his foundation in architectural practice. His expanding interest in land planning took him to Glackin Associates, where he gained invaluable experience in designing residential, commercial, and institutional projects.
In 1996, Greg reunited with his Temple classmate, Andrew Kerns, to co-found Ranieri & Kerns. Known for his strong leadership and authentic passion for fostering relationships, Greg has remained highly engaged in industry organizations. He has served as a board member of the Philadelphia chapter of the ICAA for the past four years, held multiple leadership roles in the Home Builders Association of Chester & Delaware Counties, including Treasurer, Vice-President, and President through 2023, and is a member of the Men’s Garden Club of Philadelphia.
Greg lives in Ardmore, PA, with his wife Gina, their three children, and two dogs. He and Gina enjoy supporting the arts, gardening, and travel — and when time allows, a peaceful round of golf.

Andrew M. Kerns
Founder
With more than 30 years of experience in construction, operations, and project management, Andy Kerns is deeply involved in every stage of Ranieri & Kerns projects, from concept to completion. His passion for the industry began in his youth, spending summers working for various builders and architects, which inspired him to pursue a degree in Architecture and Landscape Architecture at Temple University. During his studies, Andy also launched and managed his own small contracting business. After graduation, he honed his craft working on custom residential and institutional projects.
Andy’s client-focused approach has shaped the core philosophy of Ranieri & Kerns, emphasizing ongoing communication with stakeholders and partners, ensuring a comprehensive, collaborative process. As a founder, he is hands-on in the field, often on-site at project locations, where his creativity and dedication shine through in his work with clients and partners to deliver exceptional service and custom homes. He is also a member of the ICAA of Philadelphia, HBA of Chester & Delaware Counties, and the Main Line Builders Association.
Andy lives in Willistown Township, Chester County with his wife, Denise, and their four children. Outside of work, the family enjoys an active lifestyle, including travel, biking, and boating on the Eastern Shore of Maryland and other coastal areas.

Gina Ranieri
Managing Partner
Gina Ranieri, a lifelong resident of the Philadelphia area, grew up in Overbrook and has called Haverford Township home for the past 22 years. She played a pivotal role in the founding of Ranieri & Kerns in 1996, partnering with her husband Greg and business partner Andrew Kerns. Since the firm’s inception, Gina has been instrumental in overseeing the company’s finance and administration, helping to build a strong internal team that supports all aspects of project management and budgeting.
Driven by a lifelong passion for gardening and its calming artistry, Gina recently embarked on a new business venture. With the support of her daughters and mother, she launched Plant Roots Local + The Bookery Coffeehouse, a local business that blends her love of plants and community. The shop offers a carefully curated selection of indoor plants, artisanal gifts, and, most recently, the addition of The Bookery Coffeehouse, providing a space where customers can enjoy a cup of coffee alongside a great book.
As a partner in both Ranieri & Kerns and Plant Roots Local, Gina’s schedule is understandably full. Despite this, her commitment to family, community, the arts, and charitable giving remains at the heart of everything she does. Gina pours both passion and energy into her work and is deeply involved in the daily operations at Ranieri & Kerns while nurturing her growing small business.
